The development of twenty-four new homes sits at the southern end of the grounds of the Grade II listed Turner Home, a historic house which has operated continuously as a home for retired people since 1885.

The completed project offers four properties for affordable rent and twenty homes through the shared ownership scheme. The scheme includes four, one bedroom apartments and twenty, three bedroom terraced houses. A managed wildlife garden has also been created to the north of the housing site, enhancing the public open space both for the local community and wildlife. The development site sits between two postal districts of Liverpool, as well as two contrasting architectural typologies (the Turner Home and the densely packed terraced streets of Aigburth). Our task was to seamlessly fit between these two elements, bridging the divide, whilst also respecting the established architectural hierarchy.
Full planning permission was obtained five months after the approval of the outline application. At this point HLP’s services were novated to the contractor to provide detailed designs and a construction package.
The project was run under a JCT Design & Build 2011 contract. HLP’s role during the construction phase was, as a member of the wider design team, to ensure the designs were faithfully delivered. HLP attended monthly site meetings, as well as issuing monthly project status reports to track progress. HLP also took the lead role in overseeing the discharge of a number of sensitive planning conditions to ensure that the materials and boundary treatments used were appropriate to the setting of a listed building. The accelerated completion of a show home was requested by the developer in order to assist the sales team in selling the shared wwnership homes, which in turn help to ensure that all twenty of the homes were successfully sold prior to completion.
