The Welsh Streets is a historic residential area in Toxteth built in the 1870’s by Welsh builders to accommodate the city’s growing population, the streets take their names from a variety of Welsh locations. This project is part of a wider regeneration initiative to remodel one hundred and twenty seven small terraced houses as part of a £17.4m programme to create modern contemporary houses. The partnership of Plus Dane, Homes England and Liverpool City Council are reinvigorating the historic neighbourhood as a flagship regeneration project.

HLP have worked with the client and community to offer a range of two, three and four person homes, the larger houses are created by combining two properties. These two into one houses benefit from a large rear garden formed by knocking the existing outrigger down. The interiors have modern open plan living in all the types with high quality kitchens and bathrooms.

This historic frontage and brick detailing, which are a feature of the area, are retained by insulating the facade internally. To the rear the poorer brickwork is covered with an external insulation and render system which brings more light into the rear amenity spaces. By using fabric first principles and forced air input ventilation, we are able to raise the EPC thermal performance rating from F to B.

This regeneration project offers affordable rented and shared ownership properties to the local community, it has created jobs and training opportunities. It will be completed with an improved public realm enhancement programme and is a good model for sustainable neighbourhoods.
